EICR Testing
By Law, Landlords have an Electrical Duty to their tenants. Electrical Safety Inspections are required to ensure that their properties meet current Electrical Safety Regulations
The Landlord and Tenant Act 1985 - "The Landlord of a property must keep the Electrical Installation in repair and proper working order"
All of our installation work is fully Tested & Inspected to the latest BS7671 regulations, moreover, we are an NICEIC Certificated Electrical Contractor.
Commercial electrical installations should be periodically tested as a legal requirement, making sure they are maintained to a high standard and safe to use for all of our team members. AJ Electrical advise all clients that a well organised maintenance programme is adhered to in order to prevent the unwanted development of any faults.
A full scheduled programme of periodic and systematic testing should be implemented on a regular basis to safeguard the continued operation of equipment and systems within it.
Commercial insurers reinforce to all electrical companies the importance of safety in the workplace regarding routine testing and inspections.
For the majority of policies, in the rare event of a fire, they require evidence of the certified integrity and safety of that electrical installation.
From small domestic testing and reports, through to larger commercial installations, AJ Electrical provides packages to include the full scope of testing services; which could be seen as one of the reasons we are the first choice of a large variety of clients and customers.
We pride ourselves on having a dedicated electrical testing team who take pride in the work and are managed by a 2391 C&G qualified testing engineer.
This enables all statutory and regulatory requirements to be met and, furthermore, means that our client will be provided with a comprehensive certification pack.
We can also offer routine testing and inspections on the following:
Emergency lighting testing to BS5266
Fire alarm testing to BS5839
Testing of fixed electrical equipment (PAT Testing)
For all commercial sites, testing and maintenance is mandatory. It is important to consider the following:
It is the legal duty of owners or the responsible person to ensure that installations, plant and equipment are safe for use.
It is, in the majority of instances, a requirement of insurance policies that British Standards for Emergency Lighting and Fire Alarms are complied with.
A planned maintenance schedule ensures standards are met and assists in cost planning.
Taking remedial action rather than preventative is not cost effective and as up to 25% of fires are caused by faulty electrical equipment or installations we therefore advise routine testing is implemented.
In the event of fire, the HSE, insurance company and fire brigade may well ask questions regarding the condition of electrical systems.
Where electrical safety is concerned, the defendant is "guilty until proven innocent". The defendant must prove that they have taken all reasonable steps to comply with the regulations.
Domestic properties should also be tested with a current inspection report every 10 years, and your insurance may be invalid without this; as it is necessary to protect yourself and others to keep as many people safe as possible.

If we have arranged and agreed a scheduled attendance directly with a tenant and they fail to be there without informing our office on 01273 303721 or info@ajelectricalltd.co.uk at least 1 hour before at the very latest you will be charged a call out fee.
The reason for this is because our engineer will attend your property and for up to 1 hour try to gain access, call the relevant contact numbers available, this also includes the administration costs and time to schedule another attendance date.
Scheduled Appointments - If we need to attend your development/property to carry out work or organise a quotation we’ll discuss an agreed time and date and also send an email to confirm our attendance.
If circumstances beyond our control arise, we will also make every effort to contact you, in advance, if the appointment cannot go ahead. If we don’t do this, or if we don’t visit without giving you notice, we’ll investigate as to why this happened and to make sure this would never happen again.
